The first stage of work is set to get underway from 1 June to September, 2025 and will see major maintenance undertaken on one of the Hobbit Holes, not directly visited on the Hobbiton Movie Set Tour route as well as on the Party Field.

Maintenance of this scale will have some effect on tours through the Movie Set while the initial stages of work are underway. Construction is set to begin in 1 June 2025, with the major works being complete in September 2025. During this period, construction and maintenance equipment and noise will be present. Tours will continue as normal, but will take an alternate route around the construction zone, while being able to get a glimpse of the work that goes into keeping Hobbiton Movie Set as magical as it looked in the films.

While the work will not have a visible impact on the Movie Set when it is complete, the maintenance and restoration the team are working toward will include vital work underground and under the hills the Hobbit Holes are nestled in to stabilise the façade and ensure the Hobbit Holes and wider Movie Set are able to be enjoyed by visitors for a long time to come. “In order to maintain the fantastic detail of the Hobbit Holes and picturesque landscape of The Shire we see in the films, maintenance of this nature is required to preserve the film set created back in 2009” says Hobbiton Movie Set CEO and co-founder, Russell Alexander. 

After this initial major maintenance is complete, the team will move into a regular maintenance phase, working their way around the 44 Hobbit Holes dotted around the village of Hobbiton, giving visitors the chance to learn about the work and care that goes into tending to these humble Hobbit homes.
